Challenge

Toll Brothers wanted all-electric that luxury buyers wouldn’t see as a compromise

Luxury housing, production building, and sustainability haven’t always fit together. High-density luxury townhomes in an environmentally conscious market bring distinct challenges for architects, engineers, and regulators.

1

Move approvals faster. A high-profile Princeton project needed a system that would clear municipal review smoothly, without slowing the schedule.

2

Reclaim outdoor space. On townhome lots, condensers take up deck space and add noise.

3

Go all-electric, without compromise. Toll wanted to electrify, but air source heat pumps didn’t meet its standard for luxury buyers.

4

Streamline a dense build. Ground loops had to fit a tight site without crossing a web of utilities, and refrigerant line sets would only add install cost and long-term warranty risk.

Traditional HVAC and standard eco solutions came with too many aesthetic, environmental, and performance trade-offs.

Solution

End-to-end geothermal, tailored for luxury townhomes

Dandelion managed loop design, site engineering, vertical drilling, and heat pump installation. With the townhomes connected to underground geothermal loops, Toll Brothers could install complete inside-only HVAC with no outdoor compressors and no refrigerant lines. Paired with induction cooking, geothermal puts Toll Brothers out front on electrification: fully electric homes with no compromise on comfort or performance, and a zero-emission story it could confidently present to Princeton’s council and pitch to luxury buyers.

How Magnolia Square Taps the Earth’s Steady Temperature

To heat and cool Toll Brothers’ 30 townhomes, Dandelion drilled 20 holes about 400 feet deep, each fitted with a loop of pipe and sealed with heat-conducting grout. The pipes circulate fluid that draws on the ground’s year-round stable temperature, and the work passed quality review with no failures.
